BRIGHTLINGSEA rescued a point in the final 20 minutes after third-placed Staines had taken a two-goal lead at the break.
Aaron Condon was the R’s hero, with his stunning freekick levelling matters on 90 minutes.
But the referee saw him as a villain, giving him his second yellow card, for over-celebrating among Regent fans.
Staines took the lead on 35 minutes when a deep cross from Max Worsfold was only half cleared and Tyrell Miller- Rodney arrived at the back post to smash home.
