HARRY GARDNER struck a well-taken hat-trick as Hampton & Richmond left Welling United on the brink of relegation.
The Beavers themselves secured safety with just a second win in 15 games.
The home side took four minutes to open the scoring, Gardner sliding the ball across for Zanda Siziba to touch into an empty net.
Scorer turned provider less than a minute later, as Siziba played the ball through for Gardner to slide between the legs of goalkeeper Rhys Lovett.
